Roof Leak Diagnosis in Telluride, CO

Roof Leak Diagnosis in Telluride, CO

Roof leak diagnosis in Telluride, CO starts with a simple fact: water rarely drips where it gets in. It runs down rafters, along the top of drywall and around ductwork before it shows up as a stain. A patch over the stain fixes nothing.

Our inspector traces the path from the inside out. In the attic we follow the staining uphill on the decking and framing, use a moisture meter to find wet wood, and check for daylight around penetrations. On the roof we look at the likely entry points above that spot. The usual suspects are cracked neoprene pipe boots, failed step flashing at a sidewall, a chimney with no counter flashing, exposed nails on ridge caps, and valleys where debris dams the water.

Some leaks are not roof leaks at all. Condensation from a bath fan that vents into the attic, a failed HVAC drain pan or a gap in siding above a roof line can all look like a roof leak on the ceiling below.

When the source is hidden, we add an infrared moisture scan or a controlled water test, one section at a time. You get a report that names the entry point, shows photos and describes the fix. Telluride, CO Roof Inspection gives you the diagnosis without the sales pitch. Call (888) 679-3978 to track down a roof leak.
